ADU benchmark sheet
We model phase-level cost ranges by region and update them on a quarterly cadence. The benchmark sheet is the companion to the blank six-phase worksheet — worksheet for your quote, benchmarks for the regional context around it.
Current quarter
2026 Q3 (September 2026). Anchors match the published series: inland median $300k ($375/sf), LA County median $320k ($400/sf), coastal median $380k ($475/sf) for an 800 sq ft mid-grade detached model. Soft costs remain consistent with the ~$28–40k LA County band in the soft-costs post; inland/coastal phase medians come from the coastal-vs-inland table.
What’s on the sheet
For each of the six phases (soft costs, site work + foundation, framing + structure, building envelope, systems + interior, landscaping + hardscape), the sheet lists:
- A modeled low / median / high range for inland Southern California
- The same ranges for the coastal band
- Notes on what usually moves a phase outside the band (slope, utility distance, finish grade)
Medians are the published scenario numbers from the posts. Low / high are modeled ranges around those medians — not RSMeans takeoffs and not fake precision. Same methodology as the posts.
